Charges & Discharges

Description: Charges and discharges refer to the registration and removal of financial claims, such as mortgages or loans, against a land title. 

When a property is used as security for a loan, a charge is registered to reflect the lender’s legal interest in the land until the debt is fully repaid. 

Upon settlement of the loan, a discharge is registered to remove this encumbrance, thereby restoring full ownership rights to the property holder. 

This process ensures transparency in land transactions, protects the interests of lenders and borrowers, and maintains accurate land ownership records.

Requirements: Charge: Charge instrument, consent, spousal consent, original title, stamp duty proof, 

ID/passport, PIN certificate, 2 photos.

Discharge: Discharge instrument, original title, stamp duty proof, ID/passport, PIN certificate, 2 photos.

Charges: Charge: 0.1% of secured amount

Discharge: 0.05% of discharged amount

Both: Kshs. 1,000 + Title fee Kshs. 2,500
